The Building Consultancy team has recently successfully completed a dilapidations settlement at Newburn Riverside on behalf of landlord, Kames Capital.

The premises comprise of a mid-terraced industrial property with offices which in total measures approx 5,300 sq.ft.
The property is located at a modern business park, to the west of Newcastle city centre.

As a result of the tenant deciding to vacate the premises upon expiry of the lease, there was a need to determine the tenant’s dilapidations responsibilities under the terms of the lease and to arrange for the premises to be returned to a lettable condition.

Our role included:

• Agreement of client instructions
• Reviewing the lease and inspection of the property
• Preparation of a schedule of dilapidations
• Negotiation of a final settlement with the tenant
• Appointment of a contractor and project management of the required works

The programme of works included removal of the tenant’s partitions to open up the first floor office suite, treating cut-edge corrosion to the roof sheets, repairs and decoration to external render, a clean down of the cladding to the front elevation, internal redecoration and new floor finishes.

The works were undertaken within a period of 8 weeks and the cost was covered entirely by dilapidations settlement received.

The project was completed to the satisfaction of our client in March 2018 at which point the property was put on the market to be re-let by our industrial agency colleagues.
