The Brief

Roofing Supplies Group required a strategic expansion of its North East distribution network, securing additional depots in prominent, established trade and industrial locations.  Naylors were appointed to acquire two properties in North Tyneside and Teesside.

The requirement was very specific: industrial units of 8,000–12,000 sq ft with large, secure yards of 0.3–0.5 acres, capable of supporting external storage, loading and efficient day-to-day operations. Opportunities meeting this profile are scarce, particularly in prime locations, and the client required expert market insight and active representation to deliver the right outcome.

Our Approach

Appointed on a retained basis, we worked closely with the client to define a clear, commercially focused brief and delivery strategy. We undertook a comprehensive market search, combining on-market intelligence with targeted off-market engagement through our established industrial and trade occupier network.

Suitable opportunities were carefully shortlisted and inspected with the client, ensuring each option aligned with both operational requirements and long-term business objectives. We then led negotiations directly with landlords and their advisers, taking ownership of the process to secure the most favourable lease terms. Each transaction was managed through to completion, with continued support provided post-completion to ensure a smooth transition into occupation.

The Outcome

We successfully secured two new distribution depots in Wallsend and Stockton-on-Tees, both were identified off market through our network and market relationships.

The depots are now fully operational and trading successfully, providing Roofing Supplies Group with enhanced regional coverage and a platform for continued growth across the North East.
